Please note that Stain Removal is not included in the standard Carpet Shampoo Cleaning service. If you require stain removal, please let us know in advance so we can make arrangements accordingly. Please keep in mind that the inclusions mentioned above are specifically for unfurnished properties. Furnished properties may have different requirements and will be quoted differently based on the additional time and effort involved.

Bond Cleaning Exclusions: Maid On Demand
While we strive to provide a comprehensive Bond Cleaning service, there are certain items and situations that fall outside the scope of our service. Please take note of the following exclusions:
- Mould: While we make every effort to remove mould from various areas, certain surfaces like silicone, grout, and other materials may require the expertise of a specialist to restore them to a normal state.
- Damp Spots: Damp spots can occur throughout the house, and while we will do our best to address mould and marks associated with dampness, complete eradication of these spots may not be possible. Marks in damp spots can quickly return due to excess moisture.
- Complete Wall Clean: We spot clean walls to address insect marks and other minor issues. However, a full wall clean, which is only necessary if marks exceed normal wear and tear, requires additional time and may not yield significantly different results.
- Discoloration: Normal wear and tear can cause discoloration in items such as grout, toilets, and plastics. While we employ our commercial experience to clean these items, it is often not possible to restore them to their original colour without specialist intervention.
- Tile and Natural Rock Stains: Stains on tiles or natural rock surfaces can be challenging to remove due to their composition, including extreme porosity. Specialist intervention may be necessary for effective stain removal.
- Ceilings: We do not clean ceilings as part of our Bond Cleaning service.
- Dangerous Areas: Our cleaners will not operate in areas considered dangerous, such as those with broken or cracked powerpoints or switches, biohazards, or other hazardous conditions.
- Heights: Our cleaners do not perform cleaning tasks at heights. This includes situations where a ladder is required, such as cleaning windows in a second-floor apartment complex.
- Garage Walls: Cleaning of garage walls and floors is not included in our service.
- Specialist Services: Certain areas may require specialised cleaning equipment, chemicals, or the expertise of trained technicians. Examples include grease on garage floors requiring pressure cleaning, severely damaged walls necessitating the involvement of painters, or holes in walls requiring a plasterer’s attention.
- Additional Items: Any items not explicitly listed in the inclusions section, such as fridges or furniture, will not be cleaned unless otherwise agreed upon in writing by both parties.
- Furnished Property Exclusions: Inside cupboards will not be cleaned if items are not removed. Additionally, certain decorative items such as “nick knacks,” picture frames, vases, lamps, clocks, fruit bowls, linen, and other decorative objects are not included in our cleaning service and will not be cleaned or warranted.

Bond Cleaning Exclusions
The following items are excluded from our bond cleaning service:
Mould: We do our best to remove mould, but certain areas like silicon, grout, and other surfaces may require specialist intervention to restore them to a normal state.
– DAMP SPOTS: Damp spots can be challenging to completely eliminate, and marks may reappear quickly due to excess moisture.
Complete Wall Clean: We spot clean walls for insect marks, but a full wall clean may require additional time and may not yield significantly different results unless marks exist beyond normal wear and tear.
DISCOLORATION: Normal wear and tear can cause discoloration in grout, toilets, and plastics, which may not be fully restored to their original colour without specialist intervention.
– TILE AND NATURAL ROCK STAINS: Stains on tiles and benchtops may be difficult to remove without specialist intervention, especially if the surfaces are highly porous.
Ceilings: We do not clean ceilings.
Dangerous Areas: Our cleaners will not operate in areas considered dangerous, such as those with broken power points or switches, bio waste, or other hazards.
Height: Our cleaners do not clean at heights, and any cleaning requiring a ladder will not be performed.
Garage walls: We do not clean garage walls or floors.
– SPECIALIST SERVICES: Certain areas may require specialised equipment, chemicals, or trained technicians, such as pressure cleaning for grease on garage floors or hiring painters or plasterers for severely damaged walls.
Additional Items: Items like fridges or furniture that are not listed in the inclusions will not be cleaned unless agreed upon in writing by both parties.
– FURNISHED PROPERTY EXCLUSIONS: We do not clean or warrant “nick knacks,” picture frames, vases, lamps, clocks, fruit bowls, linen, or any decorative items.
– KITCHEN ITEMS (FURNISHED IF APPLICABLE): We do not clean nor warrant all kitchen items stored in cupboards and drawers.
– OUTSIDE WINDOWS: We will clean accessible outside windows, but we cannot warrant them due to weather circumstances or difficulties in accessing windows at heights.
– OUTSIDE GLASS: We will clean accessible outside glass, but we cannot warrant it due to weather circumstances or difficulties in accessing glass at heights.
– OUTSIDE AREAS: Outside areas that are not fully protected from weather elements, such as balconies or patios, cannot be warranted due to weather circumstances.
Post-Pest Control: We are not responsible for additional cleaning related to pest control, such as dead insects or animals that may have accumulated after the treatment.
Garage: We do not warrant any cleaning inside or outside of the garage.
COMPLETION EVENTS
A completion event refers to an event that occurs after the bond is clean and within the warranty period, which may affect the release of the bond by the
Managing Agent. In such cases, the bond cleaner is not responsible for cleanliness. Common sense will be used to determine these events. Examples of completion events include the buildup of dead insects, surface dust settling after the clean, dirt or grime near open windows or doors, insect or animal faeces, new residents moving in, and access to the property by unapproved third-party contractors.
